Signs for roofing contractors are popping up in your neighborhood just after a recent storm came through, neighbors are getting the roofs replaced, and you may be wondering if it might be time to consider a new roof.
Do I need a new roof?
Sometimes it’s difficult to accurately assess whether it’s time to consider a new roof. Just because you’ve seen a storm come through, or that roofers are coming to your door, does not necessarily mean your roof is deficient and that it’s time for replacement. Typical shingles have a lifespan of 30 years, and just because you see some granules in your rain gutters does not mean that a new roof is immediately necessary.
What to look for?
The useful life of a roof doesn’t always last 30 years. Extreme weather conditions like wind and hail can make the need for a new roof come along much sooner. Delaying repair on an old or deficient roof may cause bigger issues later if water penetrates the shingle, paper and begins to drip into your attic or home. These issues can be costly, so it’s important to look for warning signs of roofing problems.
- Creased or Curled Shingles caused by wind and weather can break the barrier and create areas for moisture the erode the quality as time goes by.
- Bare spots on the Shingles where the granules are missing and bare can leave the shingles more vulnerable to weather.
- Even though some roofs are indicated to last for 30 years, roofs 20 years old or more can begin to deteriorate. Attic ventilation, weather and heat make that durability of roofs fluctuate with the area, weather and circumstances. Chances are you may not recall whether the shingles on your roof are specified to last for 30 or 50 years, so a good rule of thumb is to start to consider replacement as a roof approaches 20 years.
- If your roof is beginning to look old or worn you may need a new roof. Trees and hillsides can create shadows for mold and moisture to grow. Moss can form. It's possible for roofs in these conditions to weaken, however even if they don't, a roof that looks old and worn can depreciate the value of a home and make it less attractive to future buyers when selling a home.
- Be aware if your neighbors are getting new roofs. While not a tell-tale sign that you need a new roof, homes in the same area, built by the same builder, in the same weather conditions, confronting the same storms, can indicate that your roof may be similar. Ask your neighbors about their roof situation as it may provide insight in to what to look for on your roof.
What should I do if I think I may need a new roof?
If you think that you may have some of the signs above, and that you may need a new roof, contact your Home Insurance Provider. They may have an expert on staff that they can dispatch to take a look at your roof. More likely however, is that your insurance company may recommend that you get an inspection from a roofing company (or two). Most roofing companies will offer an inspection free-of-charge, where they will get up on your roof, check the shingles up close, check signs for hail damage not only on the roof, but on the gutters and air conditioners as well.
